Private wealth. Institutional discipline.

High-value mortgages and loans against the assets you hold, arranged with the discipline we bring to complex development transactions.

PRIVATE CLIENT FUNDING

Wealth is rarely simple. Neither is borrowing against it.

Significant wealth rarely sits in a salary. It sits in businesses, portfolios, property and assets, and mainstream lenders struggle to read it. We act for private clients whose borrowing requirements are too large, too complex or too time-sensitive for the high street, arranging funding across residential property, investment portfolios and the assets you hold.

WHO WE ACT FOR

Clients whose balance sheets don’t fit a form.

Entrepreneurs and business owners with income that arrives as dividends, carried interest or capital events. Senior executives and partners with concentrated equity. International buyers and expatriates acquiring UK property. Family offices seeking liquidity without disturbing long-term holdings. And property professionals, many of them existing DCS clients, borrowing personally rather than through a development vehicle.

WHAT WE ARRANGE

HOW WE WORK

The same discipline. Applied personally.

Structure

We assess your full asset base, not just the property, and define the funding structure and lender ask before anyone is approached.

Execute

We run the process: full coverage of the relevant lender market, competitive tension on terms, and management of valuers, lawyers and lenders through to drawdown.

Manage

We stay involved after completion, through refinances, extensions and restructures, as your position and the market move.

WHY DCS

Access, not applications

We work with private banks, specialist lenders and non-bank capital that do not advertise and rarely deal direct. Coverage of the whole relevant market, not a panel.

We negotiate for a living

Terms, covenants, valuation methodology, prepayment flexibility: the same negotiation discipline we apply on institutional transactions, applied to yours.

Complexity is the day job

Multi-jurisdiction income, trust and corporate structures, concentrated positions, imperfect timing. This is our normal operating environment, not an exception to be escalated.

Discretion as standard

One senior point of contact. Your affairs shared only with the lenders who need to see them, when they need to see them.

SELECTED TRANSACTIONS

A selection of recent private client mandates. Client details withheld; all transactions completed by DCS.

£12,000,000 · Country estate, Home Counties

Refinance of a 40-acre estate in the Home Counties for a GCC-based client. A substantial facility against an asset class that resists standard valuation, for a client based overseas with wealth structured across jurisdictions. Placed with a private bank able to underwrite the client’s full position rather than a UK payslip.

£5,000,000 · Penthouse, Victoria, London

Purchase finance for a prime London penthouse for a foreign national UHNW client. Foreign national status closes most of the UK lending market before the conversation begins; we took the transaction to the private banks that remain and negotiated terms accordingly.

£2,800,000 · Refinance, Chelsea

Refinance of a prime Chelsea apartment for a non-resident foreign national UHNW client, a borrower profile the mainstream market cannot process. Structured and placed with a private bank comfortable with cross-border income and ownership.

£2,000,000 · Sharia-compliant facility, Chelsea

A Sharia-compliant structure secured on a Chelsea apartment for a GCC-based client. Islamic finance on prime UK residential is a narrow market that rewards knowing exactly who to call. This facility was arranged through the private office of a Sharia-compliant bank.

£1,500,000 · Bridging facility, UK

Short-term liquidity for a UK client pending the sale of overseas assets. Speed and certainty were the requirements; a private funder delivered both, with the exit defined and evidenced at the outset.

A conversation, in confidence.

Every engagement starts with a discussion of what you hold, what you need, and whether we can add value. If we can’t, we’ll say so. Contact us at info@dcs.ltd or through the contact page.

Your home may be repossessed if you do not keep up repayments on your mortgage. Think carefully before securing other debts against your home.

A fee may be payable for our advisory services. It will be agreed with you in writing before any work is undertaken. We may also receive commission from the lender.
